Metro Atlanta Golf Neighborhoods Greg Norman, Davis Love III or Jack Nicklaus?

Most people don't think of Atlanta as a golf town but the truth is Atlanta has many great championship golf courses. Most of these great courses wind their way through some very upscale and prestigious neighborhoods throughout the 13 county metro area. Some very familiar names are associated with these courses too which make them all the more appealing.

If you like Jack Nicklaus and his course design then you'll love Bear's Best in Suwanee Ga. This course is fashioned after Jack's 18 favorite golf holes from all over the world. There are only two of these courses in the US, the other is located in Las Vegas. Homes in this neighborhood are very distinctive and start in the $400s to well over $1.5mil.

Another great golf neighborhood located in Duluth Ga, just a 25 minute drive northeast of Atlanta is Sugarloaf County Club. This is the home of TPC at Sugarloaf a championship course that until 2008 was the home to the AT&T Classic (previously The Bellsouth Classic). This course was designed by Greg Normanand until last year was considered a tune up for the Masters because it was always held the week before The Masters and the course was set up similar to Augusta National, and it didn't hurt that Augusta is only a 2 hour drive from Duluth! This neighborhood is home to some familiar names like Andruw Jones formally of the Atlanta Braves and now with the Dodgers and Stewart Cink, PGA Pro. Current active listings in Sugarloaf County Club range from $600k to well over $6 million with resales and new construction.

 

Windermere is located a little farther north of Atlanta in Cumming Ga but offers convenience to downtown via Hwy 400 and a great golf course designed by Davis Love III. I played this course when it first opened and the staff really took great pains growing this course in before opening it because it looked as mature as any other course around at only six months old. The layout is great and presents some elevation challenges that you don't see on every course. There are several different kinds of neighborhoods in this development from upscale condos to homes well over $1 million. This is a great community for the kids with a huge pool with slides and kiddie areas as well as common areas for community gatherings.

There are many more to choose from within a short drive from downtown like Chateau Elan, a Winery/Resort in Braselton just a short drive north on I85. This resort has three 18 hole courses and an executive par 3 course, 4 star hotel and spa facilities as well. Homes in this neighborhood start at the mid $300s for the village up to well over $4 million for estates.

Hamilton Mill is a little closer in and boasts a Fred Couples designed track. This is a private, membership only club but offers facilities such as a banquet hall, members dining room and great practice facility to sharpen your game. There are several neighborhoods within the community of Hamilton Mill with prices starting at the low $200s up to over $1 million.

If you love golf or just like the atmostphere these types of neighborhoods bring, there is plenty to choose from here in Metro Atlanta. Don't think just because it's not in the desert or on the coast of Florida or the Carolinas that you can't find great golf.

Gwinnett County Parks Are Top Notch

If you live here in Gwinnett County Georgia I don't have to tell you about how great the parks are. This post is for the benefit of the folks that might be thinking of moving to the area. Usually parks are not a consideration for a buyer but with all the great facilities here it is definitely a perk and should be noted so here it goes. (I promise I'm not being paid anything for this post!!)

open area park    There are 35 open park sites and 16 scheduled for future development currently covering over 8000 acres. The amenities vary from park to park but you can find just about anything from hiking and biking trails to aquatic centers with water parks and indoor pools to sports fields to fishing lakes and equestrian centers. Here is a list of parks and locations and the amenities at each park.

Locations of the parks vary but there's a good chance that no matter where you're at in Gwinnett there's a park within a few minutes drive. I have 4 parks within 10 minutes of my house and two more scheduled for completion within the next year or so. I'm really excited about one park that is set for completion in spring 09. It's practically in my back yard and covers almost 1800 acres. It's an open area style park with mountain biking trails, hiking, walking and equestrian trails, a huge playground and open play area.

My daughter loves the water parks complete with slides, water jets, and even dump buckets! The zero entry section is great for the little ones and the big kids (like me) love the slides. Check out the locations for all aquatic activities here.

                                                                                                                                    Girls playing basketball  Gwinnett County's recreation programs include recreation classes, aquatics and athletics offerings, camps, and events for all ages and interests. The Parks also work with 23 youth athletic associations to offer a variety of youth sports in County parks such as football, baseball, football, soccer, softball and much more.

 

As I mentioned before the parks are definitely a perk to living in Gwinnett but of course it's not the only reason why you should consider living here. Your listing has expired....now what?

Your frustration level is high because your listing has expired. You lowered the price twice and still no traffic. Your agent held open houses and the only people that came were your neighbors that you don't really like but tolerate because they have a pool. Now you're off the market and wondering what next?

If you haven't already relisted with the previous agent, take a step back and evaluate your situation. I suggest getting a second opinion from another Realtor. You don't owe the previous Realtor anything so why not? A fresh, new perspective might be the difference in selling or not. There are some very important questions you should be asking the next agent you talk to. Here are a few of those questions....

  1. How will you market my home. What outlets will you focus on to get the right buyer?
  2. How will you communicate with me? Will I get a weekly report on traffic and your marketing efforts?
  3. What is your knowledge of my neighborhood?

Depending on your situation you might be thinking "I'll just take my home off the market for now and wait until things get better" Believe me there are a lot of people thinking that same thought right now but the fact is if your home is priced correctly, staged correctly, and marketed properly you should have no problem selling in this market. What you need is an honest opinion from a professional Realtor that doesn't "Sugar Coat". Someone to tell you exactly what will get your home sold. I have a proven program that gets results. contractCurrently I'm working with a client that had her house on the market for well over a year with another agent previous to me taking the listing. She called me from the expired package I sent to her via email and we sat down to discuss a plan. After showing her a current market analysis, she was a little distraught but nonetheless accepted what I showed her and agreed to lower her price. With the combination of the correct price, internet marketing and using both local MLS, GA MLS and FMLS and some really good pictures of the home, it's now under contract after a little over a months time. She got a really good offer on the house and is ecstatic to be moving on with her life.

Atlanta Sellers Pay Attention!! Offers are flying and contracts are closing!

Mr. NegativeEveryone knows the real estate market has been suffering lately and every time I turn on the TV I hear some reporter talking about how the housing market is still on a down trend and values are declining blah blah blah. It's no secret the market is down from 3 years ago but folks.....it had nowhere to go but down!!! In 2005 you could sit in your office playing internet chess and a contract would fall in your lap. Sellers were making money on their homes and buyers were doing good to get 1/3 of their closing costs contributed. Heck I remember not too long ago when buyers were paying list for new construction and barely getting any seller contributions. Yes, we were all jaded and now the market is in the process of leveling out so to speak and people are being hit with the reality that maybe their home isn't worth quite what they thought it was.

News flash for Atlanta sellers........houses are selling and the buyers are coming back. I know it's happening because I've seen it first hand. I've had two listings go under contract in the last two weeks and had at least one offer on every listing in my inventory in that same time frame. I think the main reason this is happening is mortgage rates are rising again and all those buyers that were waiting for the rates to bottom out are now scrambling to get locked in. Funny thing about that is the only way to tell the rates have bottomed out is they start to go back up. Then you're scratching your head and saying "man I should have locked in at 5.5%" Rising rates put urgency in buyers that are on the fence.

I'm sure there are many contributing factors to the recent increase in traffic in the Gwinnett County area but what sellers need to remember is that you have to shift with the market if you want to sell. This means being realistic with your list price and expectations of profit on your home if the market is in decline. Hire a prefessional REALTOR to market your home and listen to the advice they give. I have talked to several sellers in the last few weeks and all but one wanted to list their house for significantly more than the comparable data I provided. Needless to say I didn't take the listings.

My point, and I promise I have one, is that if you want to sell your home be realistic and listen to your REALTOR. If the data suggests the comparable homes in the area are selling for $200k and you want to list for $240k you're better off just staying where you're at. Overpriced listings don't help anyone and just add more inventory to the market that won't sell. Do yourself a favor and wait until you're really ready to move.
